How long does a re-stripe take?
Most standard lots are done in a single visit. The paint is walk-on dry quickly and takes traffic within a few hours, though we will give you a specific window for your lot and the weather that day.
Do you need the whole lot closed?
No. We usually work in sections and move cones as we go, so part of the lot stays open. For tight sites, an overnight or weekend slot is normally the smoothest option.
Can you match our existing layout?
Yes. If the old lines are still visible we can re-stripe directly over the existing layout. If they have worn away we can work from your site plan or lay out a new arrangement.
What happens if it rains?
Paint will not bond to wet pavement, so we reschedule. Summer storms move through the Charlotte area fast, and rescheduling costs you nothing.

Parking Lot Sealcoating
How often should a lot be sealcoated?
It depends on traffic, sun exposure and how the lot drains. The honest answer is that it is driven by the condition of your surface rather than a fixed calendar, so we will tell you what we see when we look at it.
Does sealcoating fix cracks?
No. Sealer is a surface coating. Working cracks need filling first, otherwise they telegraph straight back through. We fill and then seal.
How long before we can drive on it?
Sealer needs to cure before traffic, and striping goes on after that. We plan the sequence around your trading hours and give you the timings up front.

Asphalt Crack Filling
Why does a small crack matter?
The crack itself is not the problem. Water running through it into the base is. Once the base softens you stop dealing with a crack and start dealing with a pothole and a patch.
Should cracks be filled before sealcoating?
Yes, always in that order. Sealer will not bridge a crack that is still moving, and sealing over one just hides it for a season.
Are there cracks you would not fill?
Yes. Once an area has broken up into interconnected pieces, filling stops being the right fix and the section needs patching or replacing. We will say so rather than take the easier job.

Pavement Marking
What is the difference between paint and thermoplastic?
Traffic paint is applied cold and suits most parking areas. Thermoplastic is heated and bonds into the surface, so it lasts far longer under heavy traffic, it is the usual choice for entrances, drive lanes and anywhere vehicles turn hard.
Can you add stencils we do not currently have?
Yes. Reserved bays, visitor spaces, fire lanes, directional arrows and custom lettering can all be added to an existing lot without redoing the whole layout.
Do markings need to meet a standard?
Traffic markings on private property still need to be legible and consistent to do their job, and anything tied to fire access or accessibility has rules attached. We will flag anything on your lot that looks non-compliant when we quote.

ADA Compliance Striping
How many accessible spaces does our lot need?
It scales with the total number of spaces on the lot, and van-accessible spaces are counted separately within that. We work it out from your actual stall count rather than estimating it.
What usually fails on an existing lot?
Access aisles that are too narrow, faded hatching, aisles that do not connect to a safe route to the door, and missing or wrongly placed signage. Those are the ones we see most.
Can you fix compliance without redoing the lot?
Often, yes. Re-marking the accessible spaces and access aisles is usually enough. If the geometry itself is wrong we will tell you what would actually have to move.

Warehouse Floor Marking
Will the markings survive forklift traffic?
That is exactly what the material choice is for. Interior lines take concentrated wheel loading in the same spots every day, so heavy-traffic areas get a harder-wearing product than a car park would.
Do you have to shut the warehouse down?
No. We normally work section by section, or on a night or weekend slot, so the floor keeps running.
Can you mark on sealed concrete?
Yes, though sealed and polished floors need the surface prepared first or the marking will not bond. We check the floor before quoting.

What details help you price a lot?
Property type, an approximate stall count, whether the existing layout is still visible, and any photos you already have of the surface. The more of that comes with the enquiry, the fewer questions go back.
Is there a best time of year for this work?
Pavement work follows the weather rather than the calendar. Paint and sealer need a dry surface that is warm enough to cure, so cold snaps and wet spells push jobs back regardless of what the diary says.
Does the lot need to be cleared before you arrive?
The section being worked has to be free of vehicles, and the cones need to stay in place until the markings have taken traffic. Giving tenants a day or two of notice is usually all that takes.
