Our lot is old and looking tired. Should we sealcoat it?

Possibly not first. Sealer over a surface that has begun to fail changes how it looks without changing what is happening underneath.

What happens if the base underneath has already softened?

Then sealing it buys a season and costs the price of doing it properly later. That is worth saying plainly at quote stage rather than after the work. Where the base has gone, the honest answer is repair or patching in those areas first, and we would rather tell you that than sell you a coat of sealer over it.

Is crack filling worth doing on its own?

Filling them is what slows that down, and it is worth doing on its own schedule rather than waiting until the whole lot is due for everything at once.
